1. 

Introduction

These Terms and Conditions (“Agreement”) govern the relationship between Homes Homes Ltd (“the Company”, “we”, “us”) and the property owner (“Landlord”, “you”) for the provision of property management services and the guaranteed rent scheme.

By entering into an agreement with Homes Homes, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions.

2. 

Services Provided

Homes Homes agrees to:

  • Offer a guaranteed monthly rent for an agreed term, regardless of occupancy.
  • Fully manage the property, including tenant placement, rent collection, maintenance coordination, inspections, and compliance.
  • Cover void periods (times when the property is unoccupied) at no loss to the Landlord.
  • Ensure the property complies with relevant legal standards (e.g., gas safety, electrical safety, HMO licensing if applicable).

3. 

Guaranteed Rent Agreement

  • Monthly Payment: Homes Homes will pay the agreed rental amount on a fixed day each month, as set out in the individual service agreement.
  • Duration: The guaranteed rent term is for a minimum of [12] months unless otherwise stated.
  • Start Date: Payments begin on the agreed commencement date, as outlined in the signed service agreement.
  • Adjustments: Rent reviews may occur only after the agreed fixed term unless specified otherwise.

4. 

Landlord’s Responsibilities

The Landlord agrees to:

  • Provide a property that is safe, habitable, and complies with all legal requirements.
  • Maintain valid building insurance throughout the term.
  • Notify Homes Homes of any changes to ownership or legal status of the property.
  • Allow Homes Homes full access to the property for the purposes of tenant management and maintenance.

5. 

Maintenance and Repairs

  • Homes Homes will coordinate and manage all repairs and maintenance.
  • Costs for minor repairs (under £[Insert Amount, e.g., £100]) will be covered by Homes Homes.
  • For major repairs (over £[Insert Amount]), the Landlord will be notified, and their approval will be required before proceeding, unless in the case of emergency.
  • If the property is not in a reasonable condition upon commencement, Homes Homes may deduct initial repair costs from the first month’s payment or agree alternative terms in writing.

6. 

Termination

This Agreement may be terminated:

  • The Landlord shall indemnify Homes Homes against claims arising from structural faults, legal disputes over ownership, or insurance issues unless caused by Homes Homes’ negligence.

Data Protection

Dispute Resolution

In the event of a dispute, both parties agree to attempt mediation before pursuing legal remedies.

10. 

Governing Law

This Agreement is governed by the laws of England and Wales. Any legal action must be brought in the courts of England and Wales.

Entire Agreement

These Terms and Conditions, together with any signed service agreement, represent the entire agreement between Homes Homes and the Landlord.
